Recently we did a new construction home inspection and were surprised to find that there was no attic access to the space over the garage. More surprising however was the response the builder gave "we are not required by code to install an attic access". Homes in this country are built to International Building Code it does not matter if you are building a home in Munising Michigan or Savannah Georga the code is the same. A municiplity or state can write adenduims to the building code however the base code is the same. The International Building Code for attic access is IRC-12/13 Section R807.1 Building with combustible ceiling or roof construction shall have an attic access opening to attic areas that exceed 30 sq. ft. and that have a verticl hieght of 30 inches. The rough framing opening shall not be less than 22 inches by 30 inches. I encourage everyone considering purchase of a new construction home to hire a competent ASHI certified or IRC counsil certified home inspector to inspect the home prior to purchase. Surprises like these are not uncommon and for this particular home this was just one of many defects found.
